GreenBack Gratitude (Real Estate Transaction Mentorship and Closing Credit Program)

People Tree Realty Network is dedicated to redefining the unwritten rules of real estate. Our GreenBack Gratitude program is a giant step in that direction. Much of the intricacies and subtleties of the process of transacting in real property have been kept, for the most part, somewhat secretive. This "secrecy" or lack of educating the general public in advance, as well as during each step, of the process has propagated a somewhat adversarial relationship between the client and the agent/broker. Additionally, we at People Tree Realty Network believe that clients should be rewarded for making a commitment to work with a particular agent/broker and to this end People Tree Realty Network has created the GreenBack Gratitude Program which will simultaneously provide the "Transaction Mentorship/Awareness" and offer each and every client the benefit of a reduced commission allowing the client to realize an overall purchase discount or seller's proceeds increase! Here's how it works.

Any client (Buyer or Seller) is qualified to utilize the program

A buyer and Seller often can anticipate the price point in which they will expect to purchase or sell a property. Buyers will often seek a mortgage pre-qualification/approval helping them to identify the appropriate price range in which to shop. Sellers will often have a basis of comparison from surrounding property sales or current listings. Either way both Buyers and Sellers can often, if not always, calculate in advance what the potential purchase/sale price will be (within a reasonable range) and therefore often calculate what the buyer's/Seller's agent will realize for a commission on the purchase/sale. At this point the Client (buyer/seller) can take advantage of our GreenBack Gratitude and Mentorship Program. The GreenBack Gratitude and Mentorship Program allow clients to receive up to a 50% reduction in commission on every any transaction closed with a People Tree agent while also receiving the following:

1. The support and commitment of a highly trained real estate professional throughout the entire process of your transaction. 2. A full set of documents outlining the process of an average real estate transaction 3. An assessment of the specific terms and conditions of your desired transaction 4. A customized outline of the process as it pertains to your specific transaction needs 5. A list of issues, concerns, or common obstacles that are reasonably anticipated due to the many different and unique factors or the desired transaction a. Local market b. Lending constraints c. Title history d. Assesments e. etc. This information will easily allow for a much greater understanding of the process for the client and therefore a much smoother, more comfortable, and secure purchase or sale experience.

To take advantage of the commission reduction the client need only calculate the anticipated commission due the agent in the upcoming transaction and purchase the GreenBack Gratitude and Mentorship program. The pricing is left up to you (the client) to decide what you can afford and what you would like to receive for a commission reduction along with the mentorship services. You may realize a maximum commission reduction or up to 50%. And, simply put, the cost of the program is equal to only half of the desired commission reduction. If the anticipated commission earned by your agent is $10,000 a client has available up to $5,000 in reduction for only half of that amount or $2,500. Similarly, a client anticipates the commission will be $1,600 the client has up to $800 available in benefits from the GreenBack Gratitude and Mentorship Program for only $400. Also, clients are free to utilize the program for less then the 50% maximum. So, if a client calculated the agent's potential commission at $10,000 this carries a max benefit of $5,000. However, she might decide, for whatever reason, that she would only like to realize a commission reduction of $1,500 and therefore only purchase the program for $750. This program is extremely versatile and is designed to assist, educate, and reward clients (buyers and sellers) for their commitment to improving their awareness and simultaneously offering each and every client the opportunity to share in the financial benefits of their transaction. Why shouldn't a company share this with the clients in an age when clients are often doing so much to facilitate the transaction anyway as a result of all their internet research and often their clear direction regarding what they want/need out of the expected transaction, etc.?

In order to show a clear demonstration of the program and example is described below.

Example:
Anne has decided to purchase a new home. The price range she has been pre-qualified to shop within is up to $250,000. She decides, based on the local market and her needs for a home, that she will likely be spending approximately $200,000. She sees that in her market there are co-broke commissions offered to buying agents of between 2-4%. Using 3% as the average she calculates that the commission an agent would receive for helping her execute her intended transaction would be a whopping $6,000. Anne has done extensive research in her market and has spent several weekends driving around the neighborhoods she would like to purchase in and as well has spent much of her free time surfing the internet viewing listed homes and has made a list of homes that meet her needs and would like to view. By the time she is ready to view property and consider making an offer Anne has done much of the work necessary to help identify the right home for her. So, Anne decides to use People Tree Realty Network because she is leery of the process and would like to have a greater understanding of what to expect AND would also like to realize some benefit from the potential $6,000 commission that would go to the agent she works with even after she had done so much of the work herself. So, she contacts People Tree Realty Network and decides that she would like the full maximum 50% commission reduction or $3,000. This will only cost Anne $1,500 (that is a 100% return on her money). So, Anne writes a check to People Tree Realty Network and in return receives an exclusive Buyer's Agreement, a full time real estate professional agent/mentor and a complete breakdown of what to expect from her transaction with a customized analysis resulting from the consultation with her agent/mentor that will describe, in detail, any unique conditions or terms of her intended transaction to better illustrate what she can look forward to during the process of purchasing her dream home. And finally, at the closing of her transaction she can receive either a check for the full $3,000 or take it as a reduction in the price of her home.*


*Anne's lender may have guidelines that may affect how the $3,000 is disbursed (either as a check to the buyer or as a purchase price reduction. Either way Anne will see a benefit of $3,000 for a cost of only $1,500 to her!!!

Our program will offer both Buyers and Sellers a new relationship with their agent. The program will, not only, provide you with an agent/mentor for the duration of the buying/selling process and improve the buyer's/seller's overall awareness and real estate I.Q. but it also give the you a real and quantifiable financial benefit through offering an overall commission discount of $2.00 for every $1.00 paid by the you. Once again, that is a 100% increase in your money. A purchase of $1,000 gets a benefit of $2,000.** A purchase of $10,000 gets a benefit of $20,000 and so on.** This allows clients to feel vindicated in their efforts to be involved in the process and as well shows our gratitude for all of your work and dedication in anticipation of your transaction.

Finally, the GreenBack Gratitude and Mentorship Program offers each client a 30 day money back guarantee. If, for any reason, you would like to cancel your GreenBack Program within the first 30 days AND you have not signed any purchase or listing contracts, gone under contract, or closed on a purchase or sale People Tree Realty Network will refund 100% of your purchase price. If after 30 days you would like to cancel your program contract AND you have not signed any purchase or listing contracts, gone under contract, or closed on a purchase or sale People Tree Realty Network will refund ??% of your purchase price and after 90 days the program is non-refundable.

It is recommended that you meet with an authorized member of People Tree Realty Network to consult about the program and the potential benefits applicable to you. However, this consultation is not required.

** Maximum program commission reduction benefits are limited to 50% of the overall anticipated gross commission income from the expected transaction.
